New Times Square Hotel to Feature Free-Fall Thrill Ride, Rooftop Pool and Observation Deck Above Manhattan

A new Times Square hotel is set to bring an unusual mix of luxury accommodation, entertainment and high-altitude attractions to the heart of New York City, with plans for an enclosed free-fall ride, a rooftop swimming pool and an observation deck more than 1,000 feet above Manhattan.

The StandardX Times Square, announced by Hyatt, is scheduled to open in the second half of 2028. With 1,800 rooms, the property will be one of the major hotel developments in the area, adding a substantial new accommodation option to a district already known for its theatres, restaurants, entertainment venues and illuminated billboards.

However, the hotel is being designed to offer more than a place to stay. Its upper floors will feature an enclosed free-fall attraction, giving visitors a thrill ride high above the streets of Manhattan. An observation deck will offer elevated views across New York City, while a rooftop pool will provide another leisure attraction within the building.

The development will also include restaurants, bars and nightlife venues, creating a range of entertainment options for both hotel guests and visitors. The concept reflects an approach that brings much of the surrounding city’s activity into the hotel itself, rather than relying entirely on its location to attract people.

Amar Lalvani, chief creative officer at Hyatt, said the project reflects the direction of the StandardX brand, which aims to make the original Standard hotel experience more accessible while retaining its connection to urban culture.

“The Standard brand has always been about being part of the city,” Lalvani said.

He explained that StandardX properties are designed to place guests in interesting neighbourhoods, with access to the surrounding culture and activities. In Times Square, however, the hotel will take that concept further by bringing many of those experiences directly into the building.

“In Times Square, a lot of it will be happening right inside the building. I love that. It’s energetic, theatrical and completely over the top,” he said.

The new property will expand The Standard’s existing presence in New York. The brand already operates The Standard, East Village and The Standard, High Line, two hotels that have established its presence in different parts of the city.

Internationally, The Standard has properties in destinations including London’s King’s Cross, Ibiza and Brussels, with another hotel planned for Lisbon. StandardX, its more accessible hotel concept, currently has one operating property in Melbourne, Australia. The Times Square development will therefore represent a significant expansion of the sub-brand.

The project also arrives as New York prepares for several notable hotel openings and major property developments, particularly in Manhattan. The city’s hospitality sector continues to attract investment in buildings that combine accommodation with restaurants, entertainment and other visitor experiences.

Among the developments expected in the coming years is The Wolseley New York, the first hotel from the British restaurant institution. The property is planned for 130 West 44th Street in Midtown Manhattan, in a building that previously served as the clubhouse of The Lambs Club. Its opening is expected in early 2027.

Rockefeller Center is also preparing to welcome its first hotel. The Nell New York, developed by Aspen Hospitality, the company behind The Little Nell in Aspen, is expected to open in 2027. The 130-room property will occupy former office space within the landmark complex.

Meanwhile, one of New York’s best-known hotels is preparing for a very different chapter. The Plaza is scheduled to close in early 2027 for extensive restoration work expected to last at least four years. The planned closure will temporarily remove one of Manhattan’s most recognisable hotel addresses from operation.

Against this backdrop, The StandardX Times Square is positioning itself as one of the more ambitious additions to New York’s hotel landscape. Its combination of a large room inventory, rooftop leisure facilities, an observation deck and an indoor thrill attraction could make the property a destination in its own right, extending its appeal beyond travellers looking for accommodation.

Although the hotel is still several years away from welcoming its first guests, its proposed attractions offer an indication of how developers are looking to reshape the traditional hotel experience in one of the world’s busiest tourist districts.
